What Is a Buyer’s Agent? For years all the agents involved in a real estate transaction represented the best interests of the Seller. The agent that was showing the seller’s home was actually a sub-agent of the seller. As consumer protection legislation began gaining momentum real estate was included. In The State of Georgia this legislation is called the “Brokerage Relationships in Real Estate Transactions Act”. What this law states is that buyers of real estate in Georgia are entitled to representation just as the seller is. This representation, by law, must be in writing and is generally completed by using the “Exclusive Buyer Brokerage Agreement” form as is written by the Georgia Association of REALTORS. What Does a Buyer’s Agent Do? When you hire me as your Buyer’s Agent several things are going to happen. Sure we will enter into a written agreement so that we are in compliance with the law and we will definitely look at homes that meet your needs and wants. Let’s examine some additional benefits for you: • Confidentiality – As your agent, your information is kept confidential except for that information which benefits you most in any negotiation • Representation – Knowing and understanding the entire transaction process along with the pitfalls that may occur and keeping you informed of these potential stumbling blocks • Loyalty – What the seller wants is not my primary concern. We will focus on your interests • Savings – By working together we will save you both time and money. We will concentrate only on properties that meet or exceed your criteria and are within your budget • Information – When we locate your new home the information overload section of our relationship will take over. You will be provided with a complete market analysis of the home that will detail everything that can be found. We will translate the information together and formulate the best approach for you. • Negotiation – Many agents like to show property but the actual negotiation drives them crazy. As stated earlier we will formulate a negotiating strategy to help you obtain the property at the best price, terms and conditions. • Cost – Typically my Buyer Agency services are “FREE”. Due to the cooperative listing agreement between brokers, the listing broker pays my fees. The seller has already agreed to pay them a set percentage of the sale price of the home and they agree to pay my broker a portion of that fee.
